Welcome to you dream property at 1495 metres in the Austrian Alps!

High up in the Austrian Alps, surrounded by slopes and craggy peaks, lies a sunny plateau called Nesslegg. For centuries it has been a popular retreat for nature lovers, hikers and travellers, because here you feel with all your senses that this is a special place on earth.

At an altitude of 1,495 metres above sea level, the air is wonderfully clear, nature is pristine and close. Though in winter there is more snow here than anywhere else in Europe, the plateau is still spoilt by the sun all year round. Glittering, sky-high white slopes tower above the deep mystical forests of the Bregenzerwald, which are criss-crossed by a frozen stream that occasionally splashes over small waterfalls.

Where skiers have left their tracks in the snow in the cold season, countless fragrant herbs and wild flowers break through the snow cover with the onset of spring. For the next few months they will fill the air with a wealth of spicy and fine scents, enticing the game from the woods and the slopes and inviting travellers to linger. Until the end of October, the days become shorter again, the sparkling hoarfrost and soon the first snowflakes lay down over the pastures again.

After arriving on the beautiful and sunny Nesslegg plateau, a warm welcome awaits you in the reception area of Haus Widderstein. This unique apartment is located on the second floor, which you can reach via the stairwell or the lift. Named after the Körbersee – the spot just above The Heimat voted Austria’s most beautiful location in 2017 – this buy-to-let apartment is an absolute highlight all year round. It benefits from two spacious bedrooms with one double bed and one bunk bed. The master bedroom offers a magnificent view of the Hochgletscher from the bed, as well as direct access to the balcony. The children’s room also has its own small balcony in a relaxing location facing the sunrise. The entrance area with dressing room is the central access point to the other rooms – an exclusively equipped bathroom and separate lavatory as well as the bright living area with its own kitchen. The pull-out couch gives you the option of creating two additional sleeping berths. A highlight of this apartment is its balcony, which spans the entire frontage and offers a stunning panoramic view of all nearby peaks. Visit this exceptional property in the Austrian Alps – your family and guests will discover their dream home!

Current information: this apartment is being built in the former Hotel Widderstein, which is presently being converted into an apartment building (see photos in the gallery). In the course of the structural restoration, the building is being revitalised down to the brickwork with the highest levels of craftsmanship. The modernised building will benefit from greater energy efficiency, improved insulation, state-of-the-art technology and an updated room layout. The extraordinary atmosphere, cosy ambience and the palpable tradition of the original hotel will remain intact.

Austria - Vorarlberg - Bregenzerwald

There are few countries in the world that have influenced and inspired history and people as much as Austria. Culture and tradition are close to each other for its inhabitants and have found their way into essential things such as culinary delights, music and philosophy of life. Cities such as Vienna, Innsbruck or Bregenz on Lake Constance seduce with a very special charm, hospitality and a decelerated pace of life. If you are looking for peace and adventure, you will soon find yourself in the valleys and mountains of Austria.

The Arlberg, probably the most famous mountain region of the country, lies between Tyrol and Vorarlberg and has been home to Austria's largest skiing region since 2017. Known as the "cradle of alpine skiing", the area has won several titles in recent years, including "the world's best ski resort" once more in 2017. Between November and April, the Arlberg is a magnet for hundreds of thousands of winter sports enthusiasts, but also for those seeking peace and quiet. In the warm months, the name Arlberg stands for a feel-good region and a variety of adventures in the high mountains.

Snow Kingdom

The Schröcken-Nesslegg region has 11 metres of glittering snow of the highest quality every season - premium snow is guaranteed. 305 kilometres of fantastic ski slopes, well prepared, are waiting for you in this enchanting area. In addition, there are 200 km of high alpine powder snow slopes, 40 km of snowshoe hiking trails, 27 km of cross-country skiing trails, ice skating and curling areas, toboggan runs and much more - the winter wonderland of Arlberg is virtually limitless.

Summer time

In Summer the region is internationally popular, due to the quickly noticeable health benefits. At almost 1,500 metres, the air is virtually free of house dust mites and contains only a negligible amount of pollen. The so-called high-altitude stimulation climate in Schröcken-Nesslegg has a lasting positive effect on the heart, circulation and breathing.

But adrenaline is also well taken care of: if mountain bikers can get their money's worth in the mountainous world, the Bregenzerwald offers a lot more. If challenging canyoning tours or rafting on the Lech, Europe's last true wild river, is not enough for you, then why not jump off a bridge on a secure bungee rope in the Bregenzerwald.

There are three excellent golf courses right nearby The Heimat: Within just 30 to 60 minutes, golf enthusiasts can travel in comfort either by car or in the private golf shuttle from Schröcken-Nesslegg to the 9 and 18-hole courses in Lech, St. Anton or Ausserbraz. All three courses are surrounded by stunning mountain scenery. Whether you’re a golfing professional, beginner, or a nature lover, you’ll find all you could wish for here. More

As an owner and investor, you are automatically a member of the exclusive Owners’ Club. You can enjoy special offers, take part in social events in and around Schröcken-Nesslegg and help to shape the future of this beautiful, sun-drenched plateau and all its amenities. The Owners’ Club ensures a balanced consensus among all residents and a positive development of the location’s properties in partnership with all local stakeholders. Look forward to enjoyable events, new acquaintances, interesting conversations and the successful development of the location for the benefit of all. Naturally, participation is voluntary.
Welcome to the sunny Nesslegg plateau at 1,495 m – and to a good time together!
